Building Systems Maintenance has two levels of HVAC/R Technicians, and the level is determined by a candidate’s knowledge, skills, abilities, and applicable licensure. HVAC/R Technician III: All HVAC/R Technicians maintain and repair all HVAC equipment and components, periodically review, clean, identify and repair potential issues, perform preventative maintenance of all mechanical equipment and spaces, and develop competency in understanding how each HVAC relates to each building and familiarity with all HVAC equipment on campus. A HVAC/R Technician will also service, install, repair, and replace refrigeration systems, start, stop, review, and/or change conditions of HVAC equipment or systems utilizing the EMCS, collaborate with internal parties and external vendors and manufacturers, complete work orders and utilize an electronic time keeping system daily, and train, mentor, and verify work of others. HVAC/R Technician IV: In addition to the duties and responsibilities above, a level 4 will also service, install, repair, and replace heavy commercial refrigeration systems, use the EMCS to trend data and monitor HVAC systems, generate activity and outage notifications, contribute to fostering a positive work environment, motivate and encourage staff to improve, support leadership, and contribute to the development and implementation of departmental vision and goals. All levels will be assigned to a rotating on-call schedule and urgent situations occasionally require after-hours work. | Minimum Required Qualifications | HVAC/R Technician III and IV: Associate degree or equivalent experience in HVAC/R or other related field. Ability to comprehend and follow complex and technical information and work on multiple projects simultaneously. Strong time management, documentation, and organizational skills. Knowledge, experience, and ability to operate a variety of tools and machinery. Knowledgeable of and skilled in the processes, procedures, and codes required of the trade and skilled in brazing copper line joints. Able to lift 50 lbs. Able to work from a ladder and/or aerial equipment. Available by cell phone to assist with campus emergencies and available for regular rotations on the weekend and after-hours on-call schedule. Must have a valid driver’s license and meet University driver eligibility requirement. EPA Type 1 and 2 Certifications are required. HVAC/R Technician III: Minimum of 6 months experience working with refrigeration equipment such as coolers, freezers, and DX HVAC equipment for either residential and/or light-duty commercial systems (education in lieu of work experience considered) and performing general HVAC maintenance and repair or demonstrates equivalent comprehension. HVAC/R Technician IV: In conjunction with the minimum qualifications above, a level 4 must have a minimum of 1 year experience working with refrigeration equipment (education in lieu of work experience considered), 1 year experience working with chiller and boiler operations, repair, and controls, and 1 year experience brazing copper line joints to withstand high temperatures and pressure conditions. Additionally, a level 4 must have a minimum of 2 years experience performing general HVAC maintenance and repair and 2 years experience working with HVAC/R, or demonstrated equivalent comprehension. Knowledgeable of the functionality of an EMCS. |
| Preferred Qualifications | HVAC/R Technician III and IV: Bachelor degree or equivalent experience in HVAC/R or other related field is preferred. Knowledge of diverse types of air distribution systems such as Variable Air Volume and Double Duct. Completion of all UNL and BSM required training courses and/or proficiency in Microsoft Office products. HVAC/R Technician III: Proficient and/or experience using an EMCS and/or a CMMS. Six or more months of experience brazing copper line joints to withstand high temperatures and pressure conditions is preferred. HVAC/R Technician IV: At least 1 year experience and/or proficiency utilizing EMCS and CMMS and 1 year experience utilizing OEM controllers and applicable software. |
